Painting a house roof in Auckland usually costs between $3,500 and $9,500 in 2026, or around $25 to $55 per square metre. Iron roofs sit at the lower end, while concrete tile and pressed metal tile roofs cost more because they need more cleaning, repairs and a sealer coat. This guide is part of our roof painting in Auckland section. It breaks the price down by roof type, explains what makes a quote higher or lower, and shows you what to compare between quotes. Every roof is different, so your exact price comes from an on-site quote.

How much does it cost to paint a roof in Auckland?

Most Auckland house roofs cost $3,500 to $9,500 to paint, or $25 to $55 per square metre. A typical iron roof is often $3,500 to $6,500, and a concrete tile or pressed metal tile roof $7,000 to $12,000. National guides suggest Auckland prices run around 10 to 20 percent above the New Zealand average.

Roof type Typical total in Auckland What makes it cost more
Corrugated iron or steel $3,500 to $6,500 Rust treatment, sheets to replace
Colorsteel $3,500 to $6,500 White rust, special topcoat
Concrete tile $7,000 to $12,000 Moss, cracked tiles, ridges, sealer
Pressed metal tile (decramastic) $7,000 to $12,000 Loose stone chip, asbestos checks on older roofs
Per square metre, all types $25 to $55 Pitch, height, preparation

Always check whether a quote includes GST, so you compare like with like.

What makes a roof painting quote higher or lower?

Preparation and access drive most of the price. A roof that needs heavy moss treatment, rust work or tile repairs costs more than one that only needs a wash and two coats. A steep roof, a second storey or a tight section needs more scaffolding or edge protection, and that adds cost. The paint itself is usually a smaller share of the price than the labour.

The main things that move a quote:

  • Roof size and pitch. Bigger and steeper roofs take longer and need more safety gear.
  • Height and access. Two storeys, sloping sections or no room for scaffolding add cost.
  • Preparation. Moss and lichen treatment, water blasting, scraping flaking paint.
  • Repairs. Cracked tiles, failed ridges, rusted sheets, loose fixings, flashings.
  • Coats and products. Two topcoats over a primer or sealer is normal. Extra primer coats near the sea add cost.
  • Weather. Rain and dew delays can stretch a job, though most quotes are fixed prices.

Is it expensive to paint a roof?

Painting a roof costs a few thousand dollars, which feels like a lot, but it is far cheaper than replacing the roof. A repaint protects the tiles or steel from weather and rust, and that delays the much bigger cost of re-roofing. For most Auckland houses with a sound roof, a repaint every 10 to 15 years is the cheaper path over the life of the house.

How it compares:

  • Repaint: cleaning and two coats, mostly in the $3,500 to $9,500 range.
  • Restoration: a repaint plus repairs. Read what a roof restoration includes.
  • Re-roofing: new roofing material, usually many times the cost of a repaint.

Skipping maintenance tends to cost more later. Rust that goes untreated eats through sheets, and moss holds moisture against tiles.

What is the most expensive part of a roof job?

On a repaint, labour is usually the biggest cost, mostly in preparation and safe access rather than the painting itself. Scaffolding or edge protection can be a large share on steep or two-storey houses. On a restoration, repairs such as replacing many tiles or rusted sheets can become the biggest line. When the whole roof needs replacing, the new roofing material and its installation cost the most.

WorkSafe New Zealand expects fall risks on roofs to be managed with edge protection or scaffolding wherever practicable, including on single-storey houses. A quote that leaves this out may look cheaper, but it means the work is being done without the protection WorkSafe expects.

How do roof painters price a job?

Most roof painters in Auckland quote a fixed price for the whole job after inspecting the roof, rather than charging by the hour. The quote is based on the roof area, pitch, access, the preparation needed and any repairs. Some give a price per square metre as a starting point, but the per square metre figure alone can be misleading if preparation and repairs are listed separately.

To compare quotes fairly, check that each one says:

  1. What preparation is included: moss treatment, washing, scraping
  2. Which repairs are included, and what extra repairs would cost
  3. Which primer or sealer and topcoat, by product name, and how many coats
  4. Whether scaffolding or edge protection is included
  5. Whether GST is included
  6. What warranty covers the workmanship

How much paint do you need for a roof?

To work out how much paint a roof needs, multiply the roof area in square metres by the number of coats, then divide by the spreading rate printed on the paint maker's product information. Corrugated iron and textured tiles have more surface than their flat area suggests, so painters add extra. Most roof systems need a primer or sealer plus two topcoats.

A rough guide to estimating the roof area:

  • Measure the length and width of the house footprint, including the eaves.
  • Multiply them for the flat area.
  • Add more for a steep pitch, because a sloping roof has more surface than its footprint.

If you are getting it painted, you do not need to work this out yourself. The specialist measures the roof during the inspection.

Questions people ask

How much does it cost to repaint a roof in NZ?

Across New Zealand, a standard house roof repaint usually costs around $3,000 to $8,000, or about $25 to $45 per square metre. Auckland tends to sit higher, at around $25 to $55 per square metre. The roof type, pitch, height and repairs decide where in the range your roof falls.

How much does it cost to recoat a roof in New Zealand?

Recoating a roof costs about the same as a repaint, because the work is the same: cleaning, any repairs, a primer or sealer where needed, and two topcoats. On a typical Auckland house that means a few thousand dollars, mostly between $3,500 and $9,500. Flat roof membrane coatings are priced differently and depend on repairs.

What does it cost to get a roof cleaned?

Roof cleaning is often included in a roof painting quote, because the roof must be clean before it is painted. On its own, the price depends on roof size, how much moss and lichen there is, and access. Ask whether moss treatment and gutter cleaning are included, and how the wash water will be kept out of the stormwater drains.

How often does a roof need repainting?

A good repaint usually lasts around 10 to 15 years in Auckland. Roofs near the sea, in deep colours or in full sun often need it sooner. Resene gives the example of a deep-coloured metallic roof repainted about every 8 to 9 years. Regular moss and lichen treatment between repaints helps the coating last.

Is there a roof painting cost calculator?

Online calculators give a rough starting figure by multiplying your roof area by a per square metre rate. They cannot see your roof's pitch, height, rust, cracked tiles or access, which are what move the price most. Use a calculator to set your budget, then get on-site quotes from local specialists for the real price.
